How to Get a Roof over Your Head with Bad Credit Rating?

My home is my castle, says the proverb. And that is so true. Every person strives to have his or her own house, design its interior to their taste and feel secure about their future. But today to buy a house or an apartment for cash you need to be someone like an oil baron. That why most people resort to mortgage. But not everybody can qualify for a home loan. And what about you?

Your credit rating is the major factor for mortgage lenders to decide whether to qualify you or not. Many information sources report that home loan is available to only excellent credit score owners. And diligent credit card holders break their backs to improve their credit score and get a chance to buy a house of their dreams.

How sadly mistaken they are. In fact, you are eligible for mortgage even with bad credit score. Originally, people with bad financial situation could not qualify for a mortgage loan, but lenders and credit specialists have designed bad credit mortgage for people with credit score problems.

This product is similar to a typical mortgage. You get a loan and pay off your debt on a regular basis with a negotiated rate of interest attached. You can choose a loan with a fixed rate or one with a floating rate that change along the lines of inflation. The main thing that makes a standard mortgage differ from a bad credit one is interest rate. In case with bad credit loans lenders set higher interest rates, just like with credit cards.

There are banks with branches specializing in bad credit mortgages. Such loans are the so-called subprime mortgages. Such credit products have been designed especially for people with bad credit history.

So, if you have bad credit rating it does not mean you cannot apply for mortgage. Once you feel that you are ready to settle down and get a place of your own it will be better for you to get professional advice. In some cases mortgage advice is free. However, if you sign a contract with a mortgage agency, and they help you to find a product that will suit you most and take all paper work upon them, they can charge you a fee of about 2-3% of your loan sum for their services.

If you are not willing to lose some extra money and think that you can handle everything yourself, think again. Dealing with all this red tape will take a great deal time and efforts. Besides, you might not be aware of some peculiarities and traps you can get into when getting a mortgage loan. It is just like filling a tooth cavity at home instead of going to a dentist. So, you should better find a professional.

A specialist will take care of everything. He or she will find the best mortgage program for you, prepare all necessary papers and deal with a lender in order to negotiate better terms for you. Your task will be to try to improve your current credit score, thus redoubling your chances to get a better mortgage deal.

And just like this, working in a team with a mortgage adviser you will make your dream come true. And in a couple of months or maybe earlier you will be sitting on a new couch in your new house or apartment thinking of where to place your new home theatre.

actually, a friend of mine with bad credit got a subprime home loan. Yeah, the terms and conditions are not the best that one can get, but anyway he lives in a new appartment, and he's quite happy about that.
